Kenyans who purchase units under President William Ruto’s Affordable Housing Programme (AHP) will receive sectional titles as proof of ownership upon completing their payments.

According to the Ministry of Lands and the Affordable Housing Board, the sectional title will legally entitle individuals to own an apartment within a development such as a storey building.

“A sectional title will be provided to buyers as proof of ownership once the house is fully paid for,” read part of the factsheet published by the government institutions.

The document clarifies that homeowners will retain full ownership of their property even if the houses are constructed on government land, provided they fulfill all payment obligations.

Homeownership under the AHP can be achieved through one-time payments or financing partnerships with financial institutions, such as banks, for mortgages.

The financing period for affordable home loans, as stipulated in the Affordable Housing Act, is up to 30 years. “If you get a home loan, your monthly payments will remain fixed over the life of the financing,” the fact sheet explained.

All Kenyans aged 18 and above are eligible to own a house under the government program. However, only one house is allocated per ID.

In case of death, ownership of the property will be transferred to the registered next of kin.

Allocation of houses will follow a fair and transparent system based on a “first past the post” approach. This means that individuals who fulfill all requirements, including saving for a deposit, will be allocated houses in the order of their application completion date and time.
