Ministry of Lands has announced the sale of 4,888 affordable housing units across the country.
As detailed in an advert published on Tuesday, December 3, the housing projects consist of studio apartments, one one-bedroom to three-bedroom units.
Additionally, the Ministry detailed that the projects consist of houses that target Kenyans of all classes., featuring studio, one-bedroom, two-bedroom, and three-bedroom units.
The State Department for Housing and Urban Development is also offering Social Housing Units under the Slum Upgrading Programme aimed at eradicating informal settlements across Kenya.
The Social Housing initiative targets individuals earning less than Ksh20,000 per month. These individuals are eligible for deposit assistance—financial support provided to help homebuyers cover the initial deposit payment for purchasing a unit.
Affordable housing caters to people with monthly incomes between Ksh20,000 and Ksh149,000, while Affordable Middle-Class Housing is designed for those earning above Ksh149,000 per month. Under the “One ID, One Housing Unit” principle, every Kenyan is eligible to purchase a unit.

Registration Process
Kenyans interested in purchasing a unit can register through the following options:
- Online: Visit www.bomayangu.go.ke or dial *832# and select your preferred unit.
- eCitizen Portal:
- Log in or create an eCitizen account.
- Click on the Boma Yangu tab to register and create an account.
- Huduma Centres: Visit the nearest Huduma Centre for assistance with registration.
Once registered, prospective buyers can:
- View available projects across the country.
- Save for their home deposit via the Boma Yangu savings wallet.
- Track savings, view listed projects, and select a home in their preferred location.
The required deposit for each unit is indicated on the platform, and partner banks or SACCOs assess home loan eligibility. Successful applicants will receive a letter of allocation and can move in after signing agreements and meeting deposit requirements.
Unit Availability and Pricing
The government has listed 4,888 units for sale in counties such as Machakos, Murang’a, Kirinyaga, Laikipia, Nyandarua, Wajir, Isiolo, Kakamega, Vihiga, Migori, Bomet, Uasin Gishu, Nandi, Nakuru, Kiambu, Embu, and Nyandarua.
Social Housing Units
- Studio (20 sqm): Ksh640,000 with a monthly repayment of Ksh3,900.
- One-Bedroom (30 sqm): Ksh960,000 with Ksh5,350 monthly.
- Two-Bedroom (40 sqm): Ksh1.28 million with Ksh6,800 monthly.
Affordable Housing Units (AHU)
- Studio (20 sqm): Ksh1 million, Ksh7,250 monthly.
- One-Bedroom (30 sqm): Ksh1.5 million, Ksh10,850 monthly.
- Two-Bedroom (40 sqm): Ksh2 million, Ksh14,450 monthly.
Affordable Middle-Class Housing Units
- Two-Bedroom (40 sqm): Ksh2.4 million, Ksh21,160 monthly.
- Three-Bedroom (60 sqm): Ksh3.6 million, Ksh31,750 monthly.
The monthly repayments cover service charges and insurance.
The government has encouraged Kenyans to take advantage of the initiative, emphasizing its commitment to providing decent housing for all income groups and addressing the country’s housing deficit.
